This Construction Management project consists of a four-storey, 22,000sf addition to the existing College including a new 1,400sf, two-hour fire rated Archives on the third floor along with expanded bridge/mezzanine areas within the existing 3-storey open Atrium area. Work also includes extensive renovations to the exiting offices, music rooms and library. The existing building structure required unforeseen remediation further complicating timing and schedule. Exterior work includes retaining walls, landscaping and parking/driveway improvements. The existing facility operations are required to be maintained at all times.
The construction consists of: • cast-in-place concrete foundations including curved, architecturally finished, exposed walls • new retaining walls consisting of both curved/cast-in-place concrete and armourstone • poured concrete floors on composite metal deck • partial brick veneer • structural steel framing with centre core loadbearing block structure. Framing accommodates curved façade of building • steel framed overbuild area on existing Residence wing roof due to added snow load of addition • raised roof area of existing Atrium to accommodate access into new 4th floor of addition, complete with new skylights • aluminum composite panel system with curved panels • PVC roof system • sprayed fireproofing in addition • EIFS for extensive soffit area • aluminum curtain wall system, aluminum windows and entrances • heavy gauge steel stud exterior walls, interior steel studs, drywall and acoustic ceilings • carpet and ceramic tile flooring throughout • extending existing elevator to serve the added fourth floor of the addition • gas fired roof top unit, VAV system and perimeter radiation heating system • sprinkler system for entire addition and partial renovated areas; plus Novec suppression system for the new Archives • electrical systems and upgrades (power, lighting, fire alarm, phone/data)
