This Construction Management project consisted of a four-storey, 60 suite, 65,000sf addition to the existing Retirement Home. (NVC constructed the original building in 2000 under Construction Management method) and phase 2 in 2003. Work also included extensive sitework, retaining walls, parking expansion and. Since the existing facility was in full operation, special care and co-ordination of work had to be provided at all times to minimize impact on the residents and staff.Â
The construction consisted of:
Full parking garage below 4 storey structure
Precast slabs fist floor over parking garage
loadbearing wood framed exterior and corridor walls plus wood frame shear walls
engineered wood floor joist system with cemetitious underlayment topping
wood truss roof structure
pitched asphalt shingle roofing throughout with PVC single ply membrane roofing for roof patio over pool addition
masonry elevator shaft and 5 stop traction elevator
clay brick and stone veneer
steel stud demising walls and interior partitions, painted drywall finish throughout
oak trims throughout common areas (installed by NVC carpenters)
carpet flooring in majority of areas and ceramic tile
PTAC heating/cooling in suites. Gas fired make-up air units
sprinkler system for entire facility including dry system in attic space
electrical systems (power, lighting, fire alarm, CATV, telephone)
